What it covers

The building walk-through checks.

How often: monthly

Safety

  • Test emergency lighting and exit signs
  • Check fire extinguishers are charged and in date
  • Check fire doors close and latch
  • Keep escape routes clear

Building

  • Check for roof or ceiling leaks and stains
  • Check doors, locks and closers
  • Replace failed light bulbs and tubes
  • Check washrooms for leaks and running taps
  • Walk the car park and outside lighting

These are common checks to start from. Your machine’s manual and the safety rules for your site come first, so add or change checks to match them.

From the field

Tips for a better check.

  • Walk the same route each month, so nothing is skipped.
  • Photograph each leak or stain with the date, so you can see if it grows.
  • Write the floor and room in every note. "Leak, 3rd floor east stair" is quick to find.

Know the rules

The fire safety tests with fixed dates.

Most of a building walk-through is common sense. The fire safety items are different, because codes set how often they are tested and ask for written records.

In the US, NFPA 101, the Life Safety Code, calls for a monthly 30-second functional test of battery emergency lighting, and a full 90-minute test once a year. Record the date and result for each fitting.

NFPA 10 calls for portable fire extinguishers to be inspected monthly: in place, pin and seal intact, gauge in the green, no damage. A qualified person does the annual maintenance. NFPA 80 calls for fire doors to be inspected and tested every year, with a written record. Check that each door closes and latches by itself.

In the UK, BS 5266-1 calls for a monthly short test of emergency lighting and a yearly test for the full rated duration, usually three hours. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must keep fire safety equipment maintained.

Your local fire authority decides which code and edition apply. Ask them, or your fire safety contractor, and add any extra items to your checklist. For the rest of the building, photograph each leak or crack with the date. Then you can see if it grows.

Monthly is common for a general walk-through. Some safety items, such as emergency lighting and fire extinguishers, have their own test schedules set by local rules, so keep those dates as well.
